Do all of your homes have the same finishes?
We have 3 finishes to choose from:
Our beautiful Standard and "Attitude", which is an upgrade, darker
tile backsplash, under lighting, and bluetooth speakers
built-in.
We also have our penthouse level only on the 28th floor with all
the "Attitude" plus higher ceilings, upgraded appliance packages
and lighting.
Does your community offer smart home technology? Describe
the smart home tech offered at your community.
Schlage front door locks, Nest thermostats, bluetooth speakers in
select homes, plus Google Fiber available.
Do all your apartments come with a washer and
dryer?
Absolutely - full-sized, front-loading.
What is your pet policy? Please include any fees, deposits,
and breed restrictions.
We love pets here! There's a $350 pet fee (non-refundable) + $10
per month pet rent.
Restricted breeds: Pit Bulls (aka Staffordshire Terrier), Bull
Terrier, Husky, Akita, Presa Canario, Mastiff, Rottweilers, German
Shepherds, Dobermans, Chowchows
Are the bedrooms carpeted?
Yes, with the exception of studios that have wood plank-style
flooring.
What lease terms are offered here?
6 - 24 months
What concierge services do you offer?
Typically, 24-hour concierge service however due to COVID-19, we
have reduced concierge hours along with limited overnight
attendance for everyone's well-being.
What is your parking policy? Do you have garages? If so,
are they attached or do you have a parking garage?
We have an attached parking garage. $50 per month per car, we are
running a special right now - first car is free! We do also
offer guest parking validation at the concierge.
Do you have storage units available?
We sure do!
What is included in the rent price?
Residents are charged monthly: base rent, water/sewer/gas based on
usage, pest control, trash, and parking or any other rentable
items.
Internet/cable/phone/electricity is set up by the resident.
What's the security deposit at your community?
Based on credit - it can fall anywhere from $0 to two-months'
rent.
How long does a customer have to move into an apartment?
What are your current hold times?
We can hold a home for up to 30 days! We also request that new
residents must reserve the freight elevator for the ease of their
move.
Do you have furnished apartments?
We do not offer furnished apartments directly, but we do work with
a corporate housing partner Oakwood that does have corporate
housing in the community.
What is the noise level like?
We are right next to the highway - so you've got to hear for
yourself how amazing the sound-proofed windows that keep the noise
out are!
Can I get a discounted rate if I sign a longer lease or pay
for rent in advance?
Unfortunately no, but a longer lease will lock in your best rate
for a longer time frame!
What is the community culture like?
We are in Midtown and so appeal to a diverse group of residents! We
encourage a sense of community and are very pet friendly. We are in
a very walkable location and encourage and support healthy
lifestyles.
Are there any construction projects scheduled in the
community - upgrades, or setbacks to the common spaces? (We believe
in honesty... even when it's not easy)
We have a minor construction project on the exterior of the
highrise that is impacting one set of apartments and should be
completed in the next 6 weeks. Other than that, nope!
How are appliances set up? (i.e. central air, A/C unit
provided, gas vs. electric, smart home compatible)
Individual central AC with Nest thermostat, gas stove, and hot
water/heat. Water/sewer/gas set up and billed by the community.
Residents sets up individual electric and internet/cable.

Who is the internet provider in the area?

How do I send and receive packages?
We have a concierge desk, as well as a package room and package
lockers!
What is your guest policy? (think guest suite, parking,
fobs, keys, etc.)
We offered validated guest parking at the concierge - residents
must be present. We do have call boxes to get into the lobby, but
residents must come to the lobby to meet their guests (concierge
does not let guests up to individual floors on the elevator).
Guests are not provided with fobs or keys.
Can I smoke in my apartment? If not, where can
I?
Sorry, we are a fully non-smoking community and maintain clean air
throughout.
What are your amenity hours?
8am - 10pm every day.
How can I transfer to a new apartment?
We do allow this! Please contact the leasing office for
details.
How do I go about breaking my lease and what is the fee to
do so?
We offer a lease buy-out with 60 days' notice and a one-month early
termination fee. We also offer the curveball guarantee program for
certain life situations. Please contact the leasing office for more
